Quick answer · Students

How do international and graduate students rent an apartment in Boston?

Most Boston leases turn over at the beginning of September, so start looking well before you arrive and plan for a September 1 start. Without a Social Security number or US credit history, apply with your admission letter or I-20, proof of funds such as bank statements or a scholarship letter, and a guarantor: a US co-signer, your school’s or employer’s guaranty program, or a guarantor company. Massachusetts law caps what any landlord can require before move-in at first month’s rent, last month’s rent, a security deposit of up to one month and the cost of a new lock.

Timing: the September 1 cycle

The City of Boston’s moving guide says most leases in Boston turn over at the beginning of September, which matches the academic year.

  1. Spring — Start watching listings. Learn the rents and neighborhoods near your campus, and line up your documents and guarantor.
  2. Once you’re admitted — Apply. With an admission letter or I-20 and proof of funds, you can apply for a September 1 lease from abroad.
  3. Up to 30 days before classes — Arrive. F-1 students may enter the US up to 30 days before the program start date on the I-20, so plan a short stay if you land before your lease starts.
  4. September 1 — Move in. So many leases start that day that movers and trucks book up: reserve early.

Applying without an SSN or US credit

An F-1 student can get a Social Security number only with an on-campus job, CPT or OPT, so most new students arrive without one, and without a US credit score. Landlords who rent near campuses see this every year. Instead of a credit report, bring:

  • Your passport and visa, and your I-20 (F-1) or DS-2019 (J-1), or an admission letter if those are still on the way.
  • Proof that you can pay the rent: bank statements, a scholarship, fellowship or stipend letter, or an employer’s offer letter for a graduate assistantship.
  • A guarantor who signs to cover the rent if you can’t: a US co-signer, your school’s or employer’s lease guaranty program if it has one, or a guarantor company.
  • References from a previous landlord, in English, if you have them.

Guaranty programs Some employers and schools guarantee leases for their students, trainees and staff. Every rental Benjamin Realty lists accepts Mass General Brigham’s lease guaranty. Ask your school’s international or graduate housing office what it offers.

You don’t need an ITIN to rent an apartment. Your US credit history starts with the first accounts you open here in your own name.

What you pay before move-in

At or before the start of a tenancy, a Massachusetts landlord or the landlord’s agent may require only first month’s rent, last month’s rent, a security deposit no larger than one month’s rent, and the cost of a new lock and key. Once you’re living there, a landlord may not demand rent in advance beyond the current month.

  • Since August 1, 2025, you pay no fee to a broker the landlord hired. You pay a broker only if you hire one to search for you under a written agreement.
  • The security deposit goes into a separate interest-bearing account in a Massachusetts bank; you get a receipt naming the bank within 30 days, and a statement of the apartment’s condition to check and sign.
  • At the end of the lease, the landlord has 30 days to return the deposit, minus any damage itemized and sworn to.

An example Three students share a three-bedroom at $4,500 a month, $1,500 each. Before move-in, the most each can be asked for is $4,500 (first month, last month and the deposit), plus a share of the lock change.

Renting from abroad without getting scammed

  • See the apartment before you pay: in person, or on a live video call with the agent or a friend walking through it.
  • In Boston, look up the owner of the address in the City’s assessing database, and ask whether the unit is registered with Inspectional Services.
  • Never wire money for an apartment: Boston warns you can’t get it back.
  • Be wary of rent far below the area, listings with spelling errors or old photos, no screening at all, or an offer to pay the deposit in installments.

Moving day

In Boston a moving-truck permit isn’t required, but it guarantees a legal parking spot. Online, apply at least 15 days and no more than eight weeks before your move; a one-day permit for two non-metered spaces costs $69. From August 31 to September 2, the City blocks off some common moving locations for truck drop-offs that need no permit.

Questions people ask

When should students start looking for a Boston apartment?

Most Boston leases turn over at the beginning of September, so plan for a September 1 start and begin months ahead: as soon as you have an admission letter and proof of funds you can apply from abroad.

Can I rent an apartment in Boston without an SSN or credit history?

Yes. Most new F-1 students have neither, so many landlords accept an I-20 or admission letter, proof of funds and a guarantor or co-signer instead. You don’t need an ITIN to rent.

Can a Boston landlord ask an international student to prepay the whole year’s rent?

Not as a requirement. Before move-in a Massachusetts landlord may require only first month’s rent, last month’s rent, a security deposit of up to one month and the lock cost (M.G.L. c.186 §15B).

Do students pay broker fees in Boston?

Not to a broker the landlord hired. Since August 1, 2025, whoever hires the broker pays the fee.

How much does a room in a shared Boston apartment cost?

On November 3, 2026, apartments with two or more bedrooms on our site asked a median of about $1,400 per bedroom in Allston and Brighton, $1,450 in Somerville, $1,600 in Mission Hill and $1,925 in Cambridge, before utilities.
